New 'Cottages' Highlight Energy Efficiency

The Cottages At Cedar Knoll, a subdivision nearing completion on the southern side of Greeneville, emphasizes what it says is the superior energy efficiency of its four homes.

The developers are Andy Broyles, a professional engineer, and his father, B.J. Broyles, doing business as Ace Development.

They also operate the Bargain Salvage building supply business at 1640 E. Andrew Johnson Hwy.

The four Cottages At Cedar Knoll occupy a two-acre tract off Ricker Avenue, which is off Newport Highway just beyond the Greeneville Co-op Warehouse as one heads out of Greeneville.

The four houses have similar floor plans of 1,320 square-feet, each having a living room and kitchen/dining room, pantry, laundry room, three bedrooms and two-and-a-half bathrooms.

The new houses have attached one-vehicle garages and front porches, but don't have basements.

The price for each of the homes is $144,900.

ENERGY-EFFICIENCY MEASURES

Ace Development says it is offering the area's first "green and Energy Star certified homes."

The goal of The Cottages at Cedar Knoll, according to a press release, is to provide superior quality and energy efficiency at an affordable price.

"With our green certification, you may qualify for a low-interest, energy-efficient mortgage," the developers said in the release.

Specifically, the developers say, "The Cottages will provide 30 percent more energy efficiency than typical construction, highly-efficient 16 Seer Carrier Infinity heat pumps, and Energy Star appliances, windows and lighting."

They also say the new homes feature, "Energy Recovery Ventilators to provide fresh clean air exchange, low VOC (volatile organic compound) paints and finishes for healthy indoor air quality, and vegetable oil-based spray foam insulation."

Andy Broyles added that the homes are being inspected and approved by the National Association of Home Builders and are expected to receive its highest rating.

He said the new homes also are certified as Energy Star Qualified Homes because of their built-in energy efficiencies, the certification process having required repeated inspections.

Broyles said the new homes have sophisticated heat pumps costing several times more than typical heat pumps.

He said, "We have put a lot of money into these homes in trying to save money for the homeowners later."
